Installing an EV Charger at a Rental Property
The landlord's side of the problem: who pays for the electricity, what happens when the tenant moves out, and the cheapest arrangement that actually works.
There are two entirely different questions hiding under “EV charging at a rental”, and most of what you find online answers only one of them. The tenant asks “how do I charge without owning the wall?” — we answer that in our renters guide.
This page answers the other one. You own the property. Someone wants to charge an EV there, or you have worked out that offering it would let the unit rent faster. The questions you actually face are about metering, durability across tenancies, and liability— and the hardware decision falls out of those rather than the other way round.
Question one: whose electricity is it?
Settle this before anything else, because it determines the entire design. An EV is a substantial recurring load — comparable to adding a significant appliance that runs every night — and an arrangement that quietly puts it on your bill is an expensive habit to discover a year in.
Case A: the tenant has their own meter
The easy case, and the one to engineer towards. Put the charging circuit on the tenant’s own metered supply. Their charging bills to them automatically. No metering hardware, no reconciliation, no monthly conversation.
In a single-family rental this is usually just “the property’s panel” and the problem does not arise. In a duplex or a converted property, check which panel actually feeds the garage or parking area before assuming — it is not always the one you would expect.
Case B: the supply is common or landlord-paid
Now you need a cost-recovery mechanism, and there are three that work:
- A metering charger. A connected charger that reports kWh per session per user. You bill accurately. The cost is a more expensive unit, an account to administer, and a piece of software you now depend on. Our smart charger roundup covers what the connected units actually offer.
- A flat monthly charging fee in the lease. Simple, no hardware, no administration. Works well when you can estimate typical usage. The risk is a heavy user, so set the figure with a margin and revisit at renewal.
- A sub-meter on the circuit. An electrician fits metering on the charging branch specifically. Accurate, no software dependency, one number to read. Frequently the most robust answer for a small multi-unit property.

Question two: what survives a tenant moving out?
This is where landlord decisions genuinely diverge from homeowner ones, and it is the reason our recommendation differs from what we would tell an owner-occupier.
A charger you install becomes your asset and your maintenance obligation. It is a powered device with electronics, firmware and a finite service life, mounted outdoors or in a garage, used by people who did not buy it and will not be there in three years. When it fails, the call comes to you.
An outlethas none of those properties. A NEMA 14-50 receptacle on a dedicated 50A circuit is passive infrastructure. Nothing to update, no account, no obsolescence, and it does not care which brand of car arrives next. For most single-family rentals, install the outlet, not the charger. It is cheaper up front, it is durable across tenancies, it creates no support obligation, and it delivers exactly the same 40A / 9.6 kW that a wall-mounted 40A charger would. When to install an actual charger instead
- Multi-unit properties with shared parking, where you need per-user metering and access control.
- Short-term rentals, where guests will not arrive carrying a portable charger and the amenity is part of the listing.
- Premium positioning, where a visible charger is part of what the unit is selling.
Question three: what to specify
If you go the outlet route, the specification is short and worth getting exactly right:
- A NEMA 14-50 receptacle on a dedicated 50A circuit.The most widely supported configuration, and it supports a 40A charger — enough for any tenant. Our NEMA outlet types guide explains the alternatives.
- An industrial-grade receptacle, not a bargain one. This is the single most important line on the page. Inexpensive 14-50 outlets are built for cyclic loads like ranges, and they are a documented overheating and melting risk under the continuous hours-long draw of EV charging. - A weatherproof in-use cover if the outlet is outdoors, and a location the car can actually reach.
- A permit and an inspection. Not optional. See below.

Question four: liability and paperwork
Three things that matter more on a rental than on your own home:
Permits and inspection.A 240V branch circuit is licensed electrician work, and most jurisdictions require an inspection. Do it properly and keep the paperwork. Uninspected electrical work on a rental is the kind of thing that surfaces at the worst possible moment — during an insurance claim, or a sale.
Tell your insurer. A short call. It is a material change to the property and cheaper to disclose than to explain later.
Write it into the lease.Who pays for electricity, who owns any hardware, who is responsible if the tenant’s own equipment causes damage, and whether the tenant may install anything themselves. That last one is worth stating even if the answer is yes — a tenant running a household extension cord to a car is a real fire risk, and a lease clause pointing them at the proper outlet is cheap prevention.
The cheaper option most landlords overlook
Before quoting a 50A circuit: check what 240V outlets the property already has.A laundry room with a NEMA 14-30 dryer outlet, or a garage with a 6-50 welder outlet, may already be most of the way there. With the right adapter and a manually reduced charger amperage, a tenant can get roughly 5.8 kW from a 30A circuit — around 180 miles of range across a night, which is ample for most people.
That may cost you nothing at all. The caveat is that the amperage limit must be set in the charger or the car, because the adapter does not enforce it — worth writing into the lease as a condition of use. Our NEMA adapter guide covers the hardware and the limits.
The summary
For a single-family rental: fit a NEMA 14-50 on a dedicated 50A circuit, on the tenant’s meter, with an industrial-grade receptacle, permitted and inspected. Let the tenant bring the charger. You have added durable infrastructure, taken on no support obligation, and made the property meaningfully more rentable.
For multi-unit or short-term rentals, a metering charger earns its complexity — but go in knowing you have bought a device you now maintain, and specify it accordingly.

Frequently asked questions
Who pays for the electricity when a tenant charges an EV?
Whoever the meter says, unless you arrange otherwise. If the charger is on the tenant's own metered supply, it bills to them automatically and there is nothing to administer. If it is on a common or landlord-paid supply, you need a metering charger or a flat monthly charging fee written into the lease — otherwise you are subsidizing their fuel.
Should I install a charger or just an outlet?
For most single-family rentals, an outlet. A NEMA 14-50 on a dedicated 50A circuit is durable infrastructure with no software, no account and no obsolescence, and it lets the tenant bring their own portable charger. It also serves other uses and does not become a support obligation for you.
Can I add the cost of an EV charger to the rent?
Commonly yes, and it is the cleanest way to recover the capital cost — but check what your jurisdiction and your lease permit before assuming. Treat it the same way you would any capital improvement: know the local rules, then price it into the lease at renewal rather than mid-term.
What happens to the charger when the tenant leaves?
That is the question to design around. A hardwired charger stays and becomes your asset and your maintenance obligation. An outlet stays and needs nothing. A tenant-owned portable leaves with them. This is the strongest argument for the outlet approach — it survives turnover with no decisions attached.
Do I need a permit?
Almost certainly, and it is not optional. A 240V branch circuit is licensed electrician work and most jurisdictions require inspection. On a rental this matters more than on your own home: uninspected electrical work is the kind of thing that surfaces badly during an insurance claim or a sale.
